What actually kills drains in this region
Every town has its own enemies. On the Darling Downs the list is short, specific and nothing like the coast.
- Reactive black soil. Much of Toowoomba, Glenvale, Westbrook and Kearneys Spring sits on highly reactive cracking clay, a lot of it Class E or P. It moves 40 to 75 millimetres between a wet season and a dry one, which pulls rigid joints apart, cracks unbedded pipe and tilts pits until the fall reverses.
- The dry, then the deluge. In a long dry the clay cracks open. The first big storm after that washes extremely fine silt straight into open joints and into any unwrapped ag slot. This one mechanism accounts for more silted systems here than tree roots do.
- Storm intensity off the Range. At around 690 metres on the edge of the Great Dividing Range, Toowoomba gets short, violent cells that deliver a season worth of leaf litter and grit to a grate in 20 minutes. A system that copes with steady rain still chokes in a Toowoomba storm.
- Frost. Winter frosts are routine up here. Cold plastic is brittle plastic, so a polymer grate that survives summer traffic cracks under a car on a July morning, and frosted turf over a trench simply does not knit until spring.
- Hail. The Downs sit in a hail prone corridor. Hail dents gutters and strips leaf and bark, and that debris is in the downpipes within the hour.
- Tree litter and roots. The Garden City has mature street trees and big private gardens. Leaf, bark and seed loads are heavy, and roots find any hairline crack in the old vitrified clay lines under pre-1970 houses.
- UV. Anything above ground, including poly tanks and exposed plastic grates, is on a UV clock. UV stabilised product lasts, unrated product goes chalky and brittle in a handful of summers.

The pattern is the same every time. The cheap thing is the scheduled thing, and the expensive thing is always the consequence of a small failure nobody looked at. What voids a warranty, and what protects you
Two different warranties matter here, and people confuse them constantly. The product warranty comes from the manufacturer of the tank, the channel or the pipe. The workmanship warranty comes from whoever installed it, backed in Queensland by the statutory warranty framework for residential building work, which runs 6 years for structural defects and 6 months for non structural.
- Poly tanks. Set on ground that was not prepared to the specified base, backfilled with the wrong material, modified at the inlet or outlet, or used outside their rating. Any one of those and the manufacturer will decline.
- Channel drains. Installed without the concrete surround the manufacturer specifies, or fitted with a grate below the required load class for the traffic over it.
- Ag lines. Laid without a geotextile sock in reactive clay, or surrounded with dirty aggregate. This is the most common warranty argument we see, and it is always avoidable.
- Any line. Jetted above the pressure the pipe material and its condition can take. If the operator did not camera first, they were guessing.
- Unlicensed work. Plumbing and drainage work in Queensland is licensed, and permit work needs the council application and inspection. Unapproved work surfaces at sale, at claim time, or both.
The protection is boring and effective: keep every invoice, every camera file and every set of photographs in one folder. It defeats a lack of maintenance exclusion on an insurance claim, it satisfies a building inspector before a sale, and it is what a manufacturer asks for first. One honest note on scope. Not everything on this page needs a contractor. Most of the DIY items above genuinely are DIY, and if you do them the pro list shrinks to a gutter clean and a pre season flush. We are not going to sell you a maintenance contract for a bare new block in Highfields that has 3 grates and no trees: walk around after storms, empty the pits, and call us in 5 years.
